Building Envelope Assessment
Pacific Engineering assembled a team of engineers to review six hotel properties in California for RLJ Lodging Trust (a real estate investment trust), who was in the process of acquiring the properties for its hotel portfolio. At their request, we performed a general review of the building envelope and roofing components of hotel properties that were located in San Diego, Anaheim, Emeryville, Fremont, Santa Clara, and San Ramon.
We reviewed the property and identified damage, deficiencies, and deferred maintenance to the building envelope and roofing. We also prepared a report of our observations and findings which included photographs and spreadsheets that summarized the estimated immediate costs necessary to repair the identified damage and deficiencies and the estimated costs of future work (e.g. painting, roofing, etc.).
At the Emeryville property, we recommended the replacement of all of the backer-rod and sealant joints at windows, sliding glass doors, floor expansion joints, as well as painting of the entire building. We also recommended the replacement of the existing downspouts, replacement of the existing sliding glass doors (at the guest rooms), and the replacement of the existing roofing membrane.
