Frye Apartments - Seattle, WA
We investigated the condition of the terra cotta cornice of the Frye Apartments after a portion of the cornice fell 120’ to the sidewalk. The investigation revealed that the steel support framing within the cornice was severely rusted in several locations. We designed repairs to the damaged steel framing, prepared details for reconstruction of the cornice, and provided details to improve the anchoring of the cornice pieces to the building.
We also investigated pronounced bulging of the brick masonry exterior walls of the building, and discovered that sections of the steel columns and beams embedded in the exterior walls were severely corroded. One column was completely deteriorated by rust over a three-story height, and several beams were damaged to the extent that their ability to support floor loads was severely limited. We prepared construction drawings to rebuild the damaged steel frame members in place. Marginally damaged steel members were exposed, cleaned of scale and painted with primer to mitigate further rusting.
